How we prioritise your repairs

When deciding whether a repair is an emergency or a standard repair, we've highlighted our process here.

Repair responsibilities

We take care of most of the repairs around your home, but there are a few general maintenance tasks that are your responsibility. To make things easier, we've put together a list of who handles what, so you know exactly what to expect.

Keeping your community looking its best

Our Estates Team has completed all routine scheme visits for November, December, and January, with a focus on getting every site spring-ready. We’re also carrying out quality checks to maintain high standards, and we’re happy to report that most sites are looking fantastic!

Tree

Tree maintenance

This winter, the Estates Team removed three rotten trees and plans to trim lower branches in early February to reduce hazards before nesting season. The team has consulted with tenants throughout, receiving positive feedback from Drakeford Court and Garden Court. While consultation isn’t required for dead or diseased trees, we aim to keep you informed about all tree work. Our first tree survey of 2025 will begin at The Hollies, with monthly surveys and three-year assessments for long-term tree health.

Fence

Fence programme

Our Estates Team has been working hard on fencing improvements, completing over 100 jobs since summer—nearly all with positive feedback. One issue was quickly resolved and even turned into a compliment. The extreme winds in late 2024 led to an unprecedented backlog of 35 fencing repairs. Since the new year, the team has reduced this to just 15 outstanding jobs. They aim to complete all remaining repairs by early March, depending on urgency and any new requests.
