Your specific responsibilities are outlined in your lease, but in most cases, you are responsible for:
Inside your property
- Ceilings (excluding joists, beams, or concrete floors)
- Plaster and other surface finishes on floors, walls, and ceilings
- Internal doors (check your lease for front door responsibility)
- Plumbing, electrical, and wiring systems that only service your home
- Fixtures and fittings (including window handles and locks)
- All internal decoration
What we cover
We are generally responsible for repairs outside your apartment, including:
- Communal areas (if applicable)
- The structure of the building (e.g., roof, shared service pipes)
If you need to report a communal or structural repair, please contact us. We may need to check your lease or freehold transfer to confirm responsibility. Once repairs are completed, you may be required to contribute to the costs, as stated in your lease.

If you need to report a communal, structural, or estate repair for which we are responsible, please contact us. We may need to review your lease before arranging the repair. Once the work is done, you may need to contribute to the costs, as stated in your lease.
As a homeowner, you must service your gas appliances regularly to keep them safe. If your gas appliance hasn’t been checked in the last 12 months, it may be unsafe and could put you in breach of your lease.
We recommend a Gas Safe registered engineer checks your appliances every 12 months.
Leak from another leasehold property:
- If a leak from a neighboring leasehold property damages your home, it is your responsibility (along with the other homeowner) to resolve the issue.
- Once fixed, you can make a claim on your building insurance for any damage.
Leak from a communal area or a rented property:
- If a leak comes from a communal area or a Honeycomb Group tenanted property, please contact us to report it.
- We will arrange an inspection and repair, but we won’t cover any internal repairs inside your leasehold property.
- After the issue is fixed, you can claim on building insurance for any damage.
