This month Head of Property is excited to announce a £1.65m investment programme designed to improve the quality and safety of your home.
“We’re committed to maintaining our homes, as quality affordable homes residents feel safe in”, said Kathryn.
“This year, we’re taking a new approach to our investment programme based on data from recent stock condition surveys.”
Rather than replacing items on a fixed schedule, the new strategy uses data to prioritise improvements based on actual need.
The programme, which began in September, is set to run until March 2025, with £1.2m allocated for planned improvements, including new kitchens, bathrooms, and windows. An additional £450,000 will also fund a major fire door replacement initiative.
“As part of the project, we’ll be upgrading homes across various communities, with a focus on replacing 9 bathrooms, 26 kitchens, and 50 fire doors at our schemes across Staffordshire”, Kathryn added.
“The programme also includes improvements to heating systems, energy efficiency and electrical safety, such as replacing 90 consumer units, and 4 full roof replacements too.
“Our goal is to ensure every home meets the Decent Homes Standard, with efficient heating, proper insulation, and safety compliance.”
As always, resident input is a key part of this improvement programme.
“We want to give residents a say in the improvements happening in their homes”, Kathryn explained.
“This project also gives us a chance to assess changing needs, like installing adapted kitchens or wet rooms rather than replacing like-for-like.
“In addition, we’ll also be redesigning kitchens to optimise safety, such as placing the fridge, stove, and sink in a triangular layout to reduce unnecessary movement and minimise risks.
“We’re focused on working with residents to ensure that improvements meet their specific needs. Afterall, these are our customers’ homes, and they deserve to have a say in the decisions that affect them.”

“Alongside the £1.65m investment this year, I’m thrilled to announce that we’ll also be increasing the budget for planned improvements next year,” Kathryn shared.
“This means even more work will be done across our schemes and communities in the coming year.”
